Canyon Fairways in Summerlin
What It's Actually Like to Live Here
By: Kristen Riffle
If you landed here searching "Canyon Fairways," you might remember this page as the listing for 605 Canyon Greens Drive. That house sold. Zack and I found it its people, and leaving an ad up for a home you can't buy is a good way to annoy everyone who clicks. So here's what you were actually looking for: what this neighborhood is, who it fits, and whether it belongs on your list.
Where It Is
Canyon Fairways is a guard-gated neighborhood in The Canyons village of Summerlin, off Canyon Run Drive in the 89144 zip code. It wraps around the TPC Las Vegas golf course with Red Rock Canyon sitting in the background like it was put there for the photos.
The location is the quiet selling point. Downtown Summerlin and Tivoli Village are a few minutes away, Summerlin Parkway gets you onto the 95, and the Strip is close enough for dinner and far enough that you never have to think about it otherwise.
The Golf Course
The course is TPC Las Vegas. Anyone who's been in town a while still calls it TPC Canyons, which was its name when it opened in 1996. It's a Bobby Weed and Raymond Floyd design, and it hosted the PGA Tour's Shriners event from 2000 to 2006.
It's a desert course, not a wall-to-wall green one. Arroyos and ravines run through it, there are forced carries over actual canyons, and the back nine has the best Red Rock views. It's also a public daily-fee course, not a private club. You don't buy a membership to live here, and you don't have to pretend to like golf to fit in. If you do play, you have a PGA Tour course down the street.
One honest note: if a home backs the fairway, a golf ball will eventually find your yard. Consider it a tax on the view.
The Homes
Canyon Fairways was built out starting in the late '90s, so these are custom and semi-custom homes on lots that are noticeably bigger than what new Summerlin gives you. The trees are mature. In a city where anything 20 years old counts as historic, that's rare.
You'll see a mix: original Tuscan and Mediterranean homes that are exactly what they were in 2002, and full remodels that look nothing like the street they're on. That spread is where the opportunity is. Buyers who want a guard gate and a real lot without paying new-construction prices in Ascension or Reverence can buy an original here, remodel it, and come out ahead.
Community amenities: guard gate, plus tennis, pickleball, a park, a playground and walking paths.
Who It's For (and Who It Isn't)
Canyon Fairways makes sense if you want:
A staffed guard gate without Ridges or Summit pricing
A bigger lot and established landscaping
Golf nearby without a club membership attached
To be close to Downtown Summerlin without living on top of it
It's probably not your neighborhood if you want everything brand new out of the box, or if you want a private country club with a clubhouse and a dining room down the street. Those exist in Summerlin. This is a different thing.
Families: the area has strong public school options, but zoning changes, so always confirm the zoned schools for a specific address before you fall in love with a house.
The One We Sold
605 Canyon Greens Drive was a fully remodeled 4-bedroom, 4.5-bath home with 4,040 square feet, a pool and spa, and mountain views. It's a good example of what an updated Canyon Fairways home looks like, and why buyers keep asking about this gate.
