If you’ve driven along the 215 Beltway through Henderson lately, you’ve probably noticed something rather difficult to ignore.
Two towers are rising out of the mountainside above MacDonald Highlands.
And no, they’re not another hotel on the Strip.
They’re the future Four Seasons Private Residences Las Vegas, and before the first homeowner has even moved in, the development has reportedly generated $950 million in residential sales.
That’s not a typo.
According to an October 13 report by the Las Vegas Review-Journal, 148 of the project’s 171 residences are already under contract. That’s more than 85% of the entire development.
Both towers have also officially topped out, marking a significant construction milestone.
For a project where remaining residences begin at approximately $5.15 million, those numbers deserve some attention.
But what interests me most isn’t simply the price tag.
It’s what this development tells us about where luxury real estate in Henderson is heading.
Las Vegas has never had a shortage of luxury hotels.
What we’ve had considerably less of is the opportunity to enjoy that level of hospitality as part of everyday residential life, particularly away from the Strip.
Four Seasons Private Residences is designed to offer precisely that.
Situated within a private, approximately 12-acre enclave in MacDonald Highlands, the development consists of two residential towers rising 24 and 25 stories above the valley.
The residences are designed to capture sweeping views of the Las Vegas Strip, the surrounding mountains, and the city below.
And unlike a traditional hotel-condominium concept, this is a dedicated private residential development, managed with Four Seasons hospitality services.
Think less checking into a resort and more coming home to one.
Let’s talk about the numbers.
As reported by the Las Vegas Review-Journal on October 13, 2026:
171 total private residences
148 residences under contract
More than 85% of the development sold
$950 million in reported contracted sales
Both towers structurally topped out
In the Review-Journal’s accompanying video, a project representative described remaining residences ranging from approximately $5.2 million for a two-bedroom home to $35.7 million for a large penthouse.
The distinction here is important: these are developer-reported sales contracts, not 148 completed closings.
Still, nearly a billion dollars in contracted residences before occupancy is a remarkable level of buyer commitment.
And it raises an interesting question.
What are these buyers really purchasing?
Because at this price point, beautiful finishes and impressive views are only the beginning.
One of the most compelling aspects of this development is the lifestyle it promises.
Four Seasons has built its reputation on hospitality, and the private residences bring that service philosophy into the home.
The planned amenities extend across more than 90,000 square feet and include:
Four resort-style pools with private cabanas
A Wolfgang Puck signature restaurant and lounge
Poolside dining and private catering
A comprehensive fitness and wellness center
Spa treatment rooms, sauna, steam rooms, and cold therapy
Pickleball courts and a golf simulator
Private dining, entertainment, and screening spaces
Business lounges and co-working facilities
Dedicated concierge, valet, and residential services
There are also services available upon request, including housekeeping, personal training, private dining, grocery shopping, and pet care.
In other words, the attraction isn’t simply what residents have access to.
It’s what they no longer have to organize themselves.
And for buyers whose time is often their most valuable asset, that’s a compelling proposition.
Now, this is where things get particularly interesting.
The culinary program isn’t simply a restaurant occupying space within the development.
Wolfgang Puck Fine Dining Group is slated to oversee the property’s food and beverage experience, including its signature restaurant, lounge, poolside dining, and catering for private gatherings.
Imagine entertaining friends at home without having to coordinate every detail yourself.
Or returning from a long trip and having an exceptional dinner just an elevator ride away.
There’s something undeniably appealing about that.
Especially when the alternative involves reservations, traffic, parking, and the occasional reminder that everyone else in Las Vegas had the same dinner idea.
I’ve spent a considerable amount of time working throughout Henderson’s luxury communities, and MacDonald Highlands has always occupied an interesting position in the market.
It’s elevated, both geographically and architecturally.
The community has evolved from a prestigious golf-oriented neighborhood into a destination for extraordinary custom estates, contemporary architecture, and some of the valley’s most recognizable luxury properties.
Blue Heron, Christopher Homes, and numerous custom builders have helped shape that evolution.
And now Four Seasons is introducing an entirely different residential option.
For buyers who love the setting and prestige of MacDonald Highlands but don’t necessarily want to maintain a sprawling custom estate, the appeal is obvious.
You can have the views, privacy, amenities, and service without the responsibilities that often accompany a large single-family property.
DragonRidge Country Club is another part of the community’s appeal, although prospective buyers should confirm membership eligibility, costs, and access separately rather than assuming country club privileges are automatically included with a residence.
There’s a particular type of buyer I see increasingly drawn to this concept.
Someone who wants a beautiful home in Las Vegas but doesn’t necessarily spend twelve months a year here.
Perhaps they divide their time between multiple residences.
Perhaps their career involves extensive travel.
Or perhaps they’ve reached a point where they simply want fewer responsibilities attached to their real estate.
For these buyers, convenience isn’t an afterthought.
It’s part of the luxury.
The ability to lock the door, leave for several weeks, and return to a professionally managed residence has enormous appeal.
And when you combine that with security, panoramic views, private amenities, and the Four Seasons name, you begin to understand why this project has attracted substantial interest.
It also represents something important for Henderson.
The city is no longer competing solely through impressive custom homes and golf course estates.
It’s offering a broader definition of luxury living.
As of October 2026, construction has reached a major milestone with both residential towers topped out.
The development is targeting completion in 2027, with the latest reporting indicating a fourth-quarter delivery target.
As with any project of this scale, construction schedules and anticipated occupancy dates remain subject to change.
The current milestone, however, makes one thing clear.
This is no longer just a concept on a rendering.
It’s becoming a very visible part of the Henderson skyline.
I think the most interesting takeaway from Four Seasons is what it represents beyond its own sales numbers.
Luxury buyers have more choices than ever.
Some want a contemporary custom estate with acreage, a private garage collection, and room to entertain.
Others want a golf community with established landscaping and a traditional country club atmosphere.
And increasingly, some want an exceptional residence where hospitality, security, maintenance, and amenities are woven into everyday life.
There’s room for all three.
The remarkable thing about Henderson is that it now offers them within a relatively small geographic area.
Four Seasons Private Residences isn’t replacing the traditional luxury estate.
It’s expanding the conversation.
And with nearly $1 billion in reported sales contracts before opening, it’s a conversation worth paying attention to.
Whether you’re exploring Four Seasons Private Residences, a custom estate in MacDonald Highlands, or another exclusive Henderson community, choosing the right property is about more than the address.
It’s about finding the lifestyle that actually fits.
